House Truth does pre-purchase house inspections, pre-rental condition reports and snag list inspections for new builds across the Garden Route. We are based in Klein Brak River, Mossel Bay, and we come to you. We email you what we found, with photos.
Three services
- Pre-purchase house inspection. Before you sign, we walk through the house and the grounds. You get a short list of the problems we found, a photo of each one, and a full checklist of everything we looked at.
- Pre-rental condition report. We record the condition of a property before a new tenant moves in, and again when they leave. Room by room, with photos.
- Snag list inspection for new builds. Every problem in the finishes and the workmanship of a new house or unit, with a photo, from someone with no link to the builder or developer.

What this is, and what it is not
- We look at what can be seen and reached on the day. We do not open walls, dig or take anything apart.
- We do not test the electrics, plumbing or gas. An electrician, plumber or gas installer does that and issues the certificates.
- We list what we find. We do not quote for repairs and we do not tell you who to hire.
- This is not a certificate and not a guarantee.

Which towns do you work in?
We work in George, Mossel Bay, Oudtshoorn, Hartenbos, Great Brak River, Klein Brak River and Wilderness, and the areas around them. We cannot take bookings outside this area.
Do you come to the house?
Yes. We are based in Klein Brak River, Mossel Bay, and we come to the house.
What do I receive after a pre-purchase inspection?
Two documents by email: the short list of problems with a photo of each, and the full checklist.
What if something cannot be seen?
We mark it Could not check and write down the reason, such as no access or furniture in the way, so you know what was not covered.
Is the report a certificate?
No. It is a record of what we saw on the day, with photos. We look at what can be seen and reached, so it is not a certificate and not a guarantee.

A pre-purchase house inspection or a snag list inspection is from R2,500*, and a pre-rental condition report is from R1,500*. The price depends on the size of the property. Larger properties are quoted before you book.
