House inspections and pre-rental reports in Oudtshoorn

Buying in Oudtshoorn
We walk through the house and the grounds, and you receive a short list of the problems, each with a photo, and a full checklist by email.
Outside the house we look at:
- The roof covering, whether tiles, sheets or another type, and the gutters and downpipes
- Retaining walls: whether water can get out from behind them, and whether they lean or bulge
- Boundary walls, paving and the driveway
- The garage or carport
- Balconies and stair rails: whether they are solid and in good order
- The geyser and its pipes: rust, stains, drips and loose mountings
Inside, we look for damp, water stains, rot and cracks. Whatever cannot be seen or reached is marked Could not check, with the reason. We do not test appliances, electrics, plumbing or gas.
Renting out in Oudtshoorn
A condition report covers every room and area, from the floors, walls and ceilings to the kitchen, bathrooms, garage and garden, with the meter readings and key count written down. The landlord or agent and the tenant sign it. Appliances such as the hob, oven, geyser hot water, gate motor and alarm are tried on the day. It does not cover the roof or the structure.
